Der Wunsch nach einer gemeinschaftlichen Form des Zusammenlebens, in der wir mehr als bloße Mietparteien im stillen Nebeneinander sein wollen, führt uns zusammen, um gemeinsam ein Haus zu kaufen.
Wir wollen damit einen Ort schaffen, in dem wir versuchen, das zu verwirklichen, was in herkömmlichen Mietverhältnissen kaum möglich ist: unseren Wohnraum selbst und solidarisch auf Andere bezogen gestalten, uns gegenseitig bei großen und kleinen Problemen im Alltag unterstützen und einen Freiraum für alternative Wohnkultur bieten. Das Hausprojekt ist als Mehrgenerationenprojekt angelegt, in dem Kinder und Familien in allen Formen und Größen willkommen sind.
Neben diesen Ansprüchen verbinden wir mit dem Erwerb eines Hauses das Ziel, dem Trend von steigenden Mieten und der damit verbundenen Ausgrenzung von vielen Menschen in Berlin entgegenzutreten. Indem wir als Gemeinschaft dem Immobilienmarkt ein Haus entziehen, stellen wir ein konstantes Mietniveau sicher und hoffen, somit vielen Menschen in Zusammenarbeit mit dem Mietshäuser Syndikat auch in ferner Zukunft bezahlbaren Wohnraum zugänglich zu machen.
Für die finanzielle Abwicklung des Projekts gründen wir gerade eine GmbH. In dieser werden wir in Form unseres Hausvereins als Gesellschafter_innen vertreten sein, angestrebt wird außerdem eine Beteiligung der Mietshäuser Syndikat GmbH als zweite Gesellschafterin.
Für den Erwerb des Hauses wird ein Bankkredit aufgenommen. Um eine Finanzierungszusage für den Bankkredit zu erhalten, werden voraussichtlich mindestens 20% der Gesamtkosten für das Projekt an Eigenkapital benötigt. Dieses soll zum Großteil in Form von sogenannten Direktkrediten generiert werden. An dieser Stelle kommst du ins Spiel.
Für die Realisierung unseres Projekts suchen wir Kredite ab 500 Euro. Je mehr Kredit du uns gewährst, desto weniger müssen wir bei der Bank aufnehmen. Wir nehmen sowohl einmalige, als auch regelmäßige Kreditzahlungen an.
Wir können Zinssätze zwischen 0,0% und 2% zahlen. Einmal jährlich wird dir auf Anfrage mit dem Kontoauszug ebenfalls der aktuelle Stand deiner Zinseinnahmen mitgeteilt. Der soziale Charakter unseres Projekts schließt hohe Zinsen aus. Niedrige Zinsen bedeuten niedrigere Mieten und schnellere Tilgung der Kredite.
Wie lange du uns dein Geld zur Verfügung stellst, entscheidest du selbst. Kredite mit langen Laufzeiten sind besonders hilfreich, weil sie hohe Planungssicherheit und niedrige Verwaltungskosten mit sich bringen. Befristete Kredite enden automatisch nach der vereinbarten Zeit, wenn sie nicht verlängert werden. Alternativ dazu bieten wir unbefristete Kreditverträge mit einer festen Kündigungsfrist von mindestens drei Monaten an.
